The coverages a self-storage facility should carry

1. Commercial property

The buildings, roofs, doors, gates, fencing, security systems, and office contents need commercial property coverage against fire, wind, hail, water, and vandalism. Because a facility is a large multi-building plant, most operators are written on a commercial package policy.

2. General liability

3. Sale & disposal / customer-property legal liability

Self-storage carries two coverages unique to the class. Sale and disposal liability responds to claims arising from lien sales and auctions of delinquent units — a wrongful or improper-sale allegation. Customers' property legal liability responds when tenants' stored goods are damaged while in your care under certain circumstances. Standard property coverage on your own buildings won't fill these gaps; we make sure they're addressed.

4. Business income (interruption)

5. Workers' compensation
