# Self-Storage Facility Insurance: Coverage for Storage Operators
A self-storage business looks low-touch — rows of units, a small office, a gate — but it carries a distinct set of exposures: a large physical plant, tenants' property you don't control, lien-sale and auction procedures with legal risk, and often unattended, after-hours access. A fire, a roof failure, a tenant dispute, or a wrongful-sale claim can each become a real loss. Self-storage insurance protects the facility, the operation, and the owner's liability.
At BNW Services / InsureToday24, we're an independent agency licensed across Missouri, Kansas, and our broader region, appointed with 69+ carriers. We shop self-storage accounts across insurers that write the class. Here's what an operator needs and why.
The coverages a self-storage facility should carry
1. Commercial property
The buildings, roofs, doors, gates, fencing, security systems, and office contents need commercial property coverage against fire, wind, hail, water, and vandalism. Because a facility is a large multi-building plant, most operators are written on a commercial package policy.
2. General liability
General liability covers bodily injury and property damage to tenants and visitors — a trip on the driveway, an injury at a unit, or damage you cause. The Insurance Information Institute lists general liability as the most common commercial policy. See General Liability Insurance.
3. Sale & disposal / customer-property legal liability
Self-storage carries two coverages unique to the class. Sale and disposal liability responds to claims arising from lien sales and auctions of delinquent units — a wrongful or improper-sale allegation. Customers' property legal liability responds when tenants' stored goods are damaged while in your care under certain circumstances. Standard property coverage on your own buildings won't fill these gaps; we make sure they're addressed.
4. Business income (interruption)
If a covered loss takes units offline, business income coverage replaces the rental revenue you lose while you rebuild.
5. Workers' compensation
If you employ managers or maintenance staff, workers' comp is generally required and pays for on-the-job injuries. See Workers' Compensation Insurance. OSHA sets general workplace safety standards.
6. Umbrella and tenant insurance programs
A commercial umbrella adds catastrophic liability limits. Many operators also require or offer tenant insurance so renters' belongings are covered by their own policy rather than becoming the facility's problem — a practice we help you structure.
Common self-storage claims and risks
- Property loss — fire, wind, hail, water, and vandalism to buildings.
- Sale & disposal / wrongful-sale claims from lien auctions.
- Damage to tenants' stored property in certain circumstances.
- Slip-and-fall on driveways and at units.
- Business interruption after a covered loss.
- Employee injury for staffed facilities.
How an independent agency shops it
Self-storage appetite depends on construction and fire protection, number of units, climate-controlled vs. drive-up, on-site management, and any add-ons like RV/boat storage or wine storage. As an independent agency we match your facility to a carrier that writes storage and confirm the sale-and-disposal and customer-property coverages are in place, the advantage of an independent agent over buying direct. We also issue the certificates of insurance lenders and partners request.
What it costs
Premiums reflect building values and construction, unit count, fire protection, add-on operations, payroll, claims history, and limits. The SBA recommends matching coverage to exposure first, then shopping price.
